Carry out general demolition of minor building structures

This unit is about pulling down small building structures — carports, pergolas, decks, internal walls, fences, small sheds and similar — safely, legally and without destroying anything worth salvaging. On the job it is the difference between a controlled, tidy strip-out and a dangerous mess: you plan first, control the risks, take the structure apart in the right order, salvage what is reusable and leave a clean site.

Plan and prepare the demolition

Understand the job before you touch it

Review and clarify the task. Read the work order, drawings and any task documentation. If anything is unclear, ask questions and confirm what is coming down, what is staying, and what must be salvaged — before work starts, not halfway through.
Assess the structure to set the scope. Walk the structure. What is it built from — timber frame, metal frame, brickwork, blockwork, concrete? Which parts are load-bearing? What is fixed to it? What condition is it in? Your scope and method flow from this assessment.
Check jurisdictional requirements. Demolition rules differ between states and territories. Confirm what your WHS regulator and local authority require for this job — permits, notifications, licensing thresholds — before any material comes off.

Safety and risk come first

Review WHS requirements against the site safety plan and workplace policies. Read the safe work method statement (SWMS) and any job safety analysis (JSA) for the task, and raise anything that does not match the actual site conditions.
Identify and manage the risks. Typical demolition hazards: falling and flying material, unstable or unexpectedly loaded elements, work in areas below floors, dust and noise, sharp edges, suspect materials such as bonded asbestos, and the public getting too close.
Determine the status of every existing service. Electricity, gas, water, telephone and other communications — find out where they run and whether they are live. Services must be identified, then isolated, disconnected or relocated before demolition starts. Get confirmation; never assume.
Work out signage and barricade requirements. Decide where warning signage goes, where the exclusion zone sits, and how the barricades will keep workers and the public out of the drop zone.

Environment and gear

Review environmental requirements under the site environmental plan and legislation: dust suppression, noise limits and permitted work hours, vibration effects on neighbouring property, run-off and clean-up protection, and how waste will be sorted and managed.
Select and check plant, tools and equipment. Choose gear that suits the materials and method. Check everything for serviceability before use — fix what you are competent and authorised to fix, and tag out and report anything else. Faulty gear never goes to work.

Element 2

Demolish the structure

Set up before you strike. Erect the safety signage and barricades you identified in planning, establish the exclusion zone, and fit your PPE — typically hard hat, eye protection, hearing protection, gloves, dust protection where needed, hi-vis and safety boots.
Complete the preparatory work. Strip fixtures and fittings, confirm services are dead, prop or shore any loads that walls or members are carrying, and consider weatherproofing — if you open the building envelope, plan how the remaining structure stays protected.
Demolish in a safe, planned sequence. The golden rule: take a structure apart in roughly the reverse order it was built — generally top-down. Support loads before removing what carries them, never undermine a standing element, and keep checking stability as the structure changes.
Handle materials properly as they come off. Move demolished material and component parts to the designated storage area using correct manual-handling technique — plan the lift, keep loads close, use two-person lifts or mechanical aids for heavy or awkward items. Don’t let debris pile up in the work zone.
Salvage with care. Handle, store and stack salvageable materials — timber, bricks, sheeting, fittings — so they stay reusable: de-nail timber, stack flat and stable on gluts, sort by type and size, and stage everything ready for transport.

The benchmark task: to be assessed competent in this unit, you must demolish one minor building structure including removing an external load-bearing wall to form an opening at least three metres wide. That means proving you can support the load above, remove the wall in a controlled sequence, and leave the opening safe and stable.

Element 3

Clean up

Clear the work area and dispose of non-salvageable material correctly. Disposal must follow legislation, regulations, codes of practice and the task requirements — sort waste by type, use approved facilities, and remember that suspect or hazardous material (such as bonded asbestos) has its own strict handling and disposal rules.
Leave the site safe. The area is cleared of debris, trip hazards and protruding fixings; barricades stay up as long as a hazard remains.
Clean, check, maintain and store tools and equipment in line with the manufacturers’ specifications and workplace requirements. Anything damaged during the job is tagged out and reported — clean-up is where the next job’s faulty-tool incident gets prevented.

Your state or territory’s WHS and environmental legislation and regulations for demolition, and the site documents that put them into practice: JSAs, SWMS, safety data sheets (SDS), safety manuals and instructions for plant, tools and equipment, signage and barricade requirements, PPE requirements, and environmental and work site safety plans.

Materials: recognise, handle, salvage or dispose

Material	Handling and salvage/disposal notes
Bonded asbestos	Treat suspect sheeting as asbestos until confirmed otherwise. Never break, cut or drop it; strict handling, wrapping and licensed disposal rules apply. Stop and report if found unexpectedly.
Brickwork	Heavy; drop zones and dust controls. Cleaned bricks are commonly salvaged — stack stable and palletise.
Concrete	Heavy and dusty; watch for embedded reinforcement and services. Often crushed and recycled.
Glass	Cut and laceration risk — gloves and eye protection; remove whole where possible; contain broken glass immediately.
Metal	Sharp edges and pinch points; high salvage/recycling value — sort by type.
Reconstituted timber products	Sheet products create fine dust when cut or broken — dust protection; usually disposal rather than salvage.
Tiles	Sharp when broken; dust from adhesive and bedding; salvage intact tiles carefully if required.
Timber	De-nail as it comes off, stack flat and sorted; solid timber is a prime salvage material.

Requirements for cleaning the work area and tools, correct materials storage, and environmentally responsible waste management — sorted, minimised, legally disposed of.

Common mistakes

Where people slip up

“The power looks disconnected, she’ll be right.” Cables and pipes that look dead can be live. Correction: confirm every service — electricity, gas, water, comms — has been formally identified, isolated, disconnected or relocated, and get proof before work starts.

Cutting the load-bearing element before it’s propped. A wall that carries load will drop that load the moment you remove it. Correction: support first, remove second — props or shoring carry the load until the permanent support (such as a lintel) is in place, and demolition runs top-down in reverse order of construction.

Assuming old fibre sheeting is ordinary fibre cement. In older structures it may be bonded asbestos. Correction: treat suspect material as asbestos until confirmed otherwise — stop, report, and follow the strict handling and disposal requirements.

Signing the SWMS without reading it. The SWMS is your method for high-risk work, not a formality. Correction: read it, compare it with the actual site conditions, raise anything that doesn’t match, and work to it.

One skip for everything. Mixing salvage, recyclables and waste destroys value and can breach environmental requirements. Correction: sort as you go — salvage stacked and staged for transport, recyclables separated by type, waste disposed of legally.

Minor building structure: A small structure such as a detached carport, pergola, patio, deck, fence, retaining wall, small concrete structure, small ground-level building, or an internal/external section of a building.
SWMS (safe work method statement): A document required for high-risk construction work that sets out the hazards, the risks and the control measures for how the task will be done.
JSA (job safety analysis): A step-by-step breakdown of a task identifying the hazards and controls at each step.

Propping / shoring: Temporary supports (such as adjustable steel props) that carry a structural load during demolition or alteration.
Lintel: A beam over an opening that permanently carries the load from the structure above.
Isolation of services: Formally disconnecting, de-energising or shutting off electricity, gas, water or communications so they cannot harm anyone during the work.
Exclusion zone / barricade: A signed, physically barricaded area that keeps workers and the public out of the demolition drop zone.
Salvage: Recovering materials and components in reusable condition — de-nailed, sorted, stacked and staged for transport.
Serviceability: Whether a tool or piece of plant is in safe, correct working order — checked before use; faults rectified, or tagged out and reported.
NCC (National Construction Code): Australia’s national code setting technical requirements for buildings, referenced alongside Australian Standards.
Weatherproofing: Keeping the remaining structure protected from the weather when demolition opens the building envelope.
